Title Company

They issue title insurance to protect you and the lender against future claims. They also handle escrow, collect and distribute funds, and manage closing paperwork. Title companies are efficient and commonly used in Florida for straightforward transactions.

Real Estate Lawyer
A Real Estate Lawyer can perform the same title search and issue title insurance, but they add a legal layer of protection. They are licensed attorneys who can review contracts, explain complex terms, resolve disputes, and represent you if something goes wrong. Lawyers are often recommended when a transaction is complicated—for example, if the property is part of an estate, involves trusts, or has unusual contract terms.

Which Should You Choose?
For many routine deals, a Title Company is sufficient. But if you want extra protection, especially when investing significant money or buying a property with legal complexities, hiring a Real Estate Lawyer may be the smarter move.
